    Capital markets activity continued to firm in early 2026, even as macro uncertainty increased. Transaction volume remains uneven across property types, but pricing trends are stabilizing as buyers and sellers recalibrate expectations around the cost

    of capital. Narrowing bid‑ask spreads for assets with durable cash flow support deal activity despite heightened headline risk.


    Debt markets are more constructive than a year ago. Banks have returned selectively, CMBS remains an outlet for larger transactions, and private credit continues to fill gaps where traditional lenders remain cautious. Improved execution

    certainty has helped deals move forward, even as underwriting discipline remains intact and equity capital begins to reengage...
